Cooper Norcross Health Advances $650M Camden Tower

Cooper Norcross Health is offering a new look inside its $650 million patient tower currently under construction in Camden. New renderings showcase private patient rooms and other planned interior spaces.

The 345,000-square-foot building is rising at Martin Luther King Jr. Boulevard and Haddon Avenue. Cooper broke ground on the 10-story tower in January 2025.

Plans call for 125 private patient rooms within the new facility. The tower is currently expected to open in 2028.

The project also received $170 million in state support. Funding came through grants awarded to New Jersey health systems operating Level 1 trauma centers.

However, the new tower represents only one component of a much larger healthcare development plan. Cooper’s 10-year “Project Imagine” expansion now represents approximately $3 billion in planned investment.

The health system initially announced the expansion as a $2 billion project in 2022. Since then, the scope and projected investment have grown considerably.

Project Imagine includes three new patient towers across Cooper’s Camden campus. Together, the expansion could add up to 745 private inpatient beds.

The development represents a significant expansion of healthcare infrastructure within Camden. Additionally, its location strengthens the growing medical and institutional presence surrounding Cooper’s existing campus.

Large healthcare projects can also create broader commercial real estate activity. Construction, medical offices, supporting services, and nearby businesses can benefit from increased investment and employment.

Furthermore, healthcare systems continue investing in modern facilities designed around patient experience and evolving medical needs. Private rooms and updated clinical environments have become important components of newer hospital development.

Cooper’s $650 million tower represents another major step in the transformation of its Camden campus. The broader $3 billion expansion will continue reshaping the health system’s real estate footprint over the coming decade.
